- RAIL LINK CONSTRUCTION TRAFFIC: Public consultation - As covered in the local press, Network Rail are currently drawing up plans for a new rail link between Hitchin and Letchworth, to allow northbound trains to cross the mainline by way of a elevated track rather than having to wait for clear lines, thus removing a substantial bottleneck in the London to Cambridge rail line. Whilst the works do not directly affect Fairfield Park, we understand that it is currently proposed by Network Rail that construction vehicles will access the site from the A 507 via Hitchin Road (adjacent Fairfield Park), Wilbury Hills Road and Stotfold Road during the 12 month construction period. Network Rail anticipate that as a ‘worst case’, average daily construction traffic levels could be a maximum of approx 560 vehicles per day two way (i.e. 280 each way). Around half of these vehicles would be HGVs transporting the earth to construct the embankment. A public consultation meeting is to be held at Highfield School, Letchworth on 22 July between 6 and 7pm, at which Network Rail will present the proposals and answer any questions raised. FPRA have contacted the local authorities and will add further information online when it becomes available. Further information on the rail link proposals can be found on Network Rail's website." - Sewage Pumping Stations -
Residents have asked about the smell of sewage in the air over the past few weeks. This has been reported to the main developer, Fairfield Redevelopment Limited (FRL), and Anglia Water, who operate the Letchworth Sewage Treatment Works on the Hitchin Road, and they are investigating the cause and potential solutions. FRL have advised that they are having problems the pumping stations located on Fairfield park which transfer the domestic wastewater to the above works. Some of the break downs are being put down to misuse of the drainage system by some householders. Please can residents not use the drainage system to dispose of non bio-degradable products as these will cause the pumps and storage chambers to become congested. Examples of such products include: nappies, sanitary products, cleaning rags, cloths, medicines and medical equipment, syringes and hypodermic needles, cooking oils, incontinence materials. FPRA will keep in contact with both parties and will forward on any updates.

- Gypsy & Traveller Site - At the last meeting of Mid Beds District Council’s ("MBDC") Executive held on 18 March 2009, the Executive agreed to recommend that officers once again review potential sites for Gypsy and Traveller pitches across the Mid Bedfordshire area, to incorporate a requirement for five further pitches in the district dictated by EERA. A further consultation will now be required once the new Central Bedfordshire Council taskforce team is established on the amalgamation of the MBDC and South Bedfordshire District Council on 1 April 2009. It is too early to identify the effect this decision will have on existing proposed sites in Arlesey and Stotfold which were included in the last round of consultations. A copy of the MBDC press release and further information on the consultation to date can be found at http://sites.google.com/site/gypsyandtraveller/ Posted: 27/03/09 |

- Graffiti to Play Areas - Many of you will be aware that areas of the park have recently been struck with localised incidents of vandalism, including graffiti on the play areas. FPRA and the management company are working together with the Stotfold Safer Neighbourhood Team of Bedfordshire Constabulary to see how this can be addressed, and contractors have been instructed to reinstate the areas. If you should have any information with regards these incidents or any other similar issue, please report it to the local police by telephone on 01234 841212 or by email to SNT.Stotfold@bedfordshire.pnn.police.uk and/or to us by email at fpra@btinternet.com. Please remember in an emergency always dial 999. Thank you to those of you who have reported these incidents to the police and to ourselves. Posted: 27/03/09 |

- Dog Mess - Please can we remind all dog owners / walkers to clear up after their dog(s) whilst walking on and around the park. As well as being unsightly, dog faeces can spread disease and can even lead to blindness in severe cases. Dog bins sited around the park are emptied regularly. If there is no dog bin nearby, you can dispose of the faeces in a tied up bag in any litter bin or take it home and place it in your wheelie bin. Please do not simply pick it up in a bag and leave it on the ground. Posted: 27/03/09 |
|
- Household Bins - We have been asked to remind residents of their obligations under the covenants that all residents entered into on acquiring their properties, in particular with regards to the storage of household rubbish bins. Wheelie bins (black and green) and the food waste brown bins should only be placed on the street on the relevant bin collection day, e.g. Tuesday. At all other times, these should be kept out of view of the street on your property. If you have any concerns or queries with regards these covenants, we recommend that you read your legal transfer documents and/or consult your solicitor or your Housing Association. - Gypsy and Traveller Development Plan: Microsite launched - As promised in our update of the 23 September 2008, we have uploaded the results of the Freedom of Information Act request to Mid Beds District Council. We are aware that this information will be of interest to more people than just the residents of Fairfield Park and Hall, so a Gypsy & Traveller ('G&T') microsite has been created: http://sites.google.com/site/gypsyandtraveller/ As well as holding Freedom of Information Act request informaton, this microsite also includes background information on the reason for the G&T consultation, the process to date and links to involved parties. The microsite does not aim to offer any particular opinion but to make accurate information available for individuals to make their own views and actively take part in the consultation process. |

- Fairfield Park Street Plan - The FPRA has had some requests to put together an up-to-date street plan of the park and so have been working hard to collate all the information we have, to present it in map form. This map can be downloaded by clicking on the small picture above. Please note, that this map is not 100% complete and will develop over time. We will endeavour to try our hardest to keep the map up-to-date as and when the park changes. This map is in PDF format and to view it you will need AcroBat Reader software. If you do not have this software it may be downloaded from Adobe. Posted: 23/09/08 |

- Respecting the Cricket Pitch - A little reminder to all resident's of the Park... The Cricket Club rent the cricket pitch on the park, it is not Hall or Park land. We should treat it with respect, avoiding activities which might have an adverse impact on the grounds or on neighbouring properties. And, of course we all need to keep off the central square of the pitch! Posted: 12/03/08 |

- Recommendation to check your title documents - Several owners on the Park have advised the FPRA that they have come across a problem when re-mortgaging or selling their properties. Their solicitor has found a restriction on their title in relation to the Collaboration Agreement dated 22 December 2003. This agreement was put in place between FRL and the developers on site and the restriction should be removed once the property passes into private ownership. We suggest that you contact the solicitor who acted for you when you purchased your property to ensure no such restriction is shown in the Proprietorship Register of your title documents held with the Land Registry.
